Leasing Criteria

 

Our Community

OCCUPANCY STANDARD

1) Maximum occupants allowed: (2) persons per bedroom, with (1) infant under twelve months of age.


SALARY REQUIREMENT

1) Gross salary must meet 2.5x the monthly apartment rent.


EMPLOYMENT - Income Proof

1) Minimum 6-months of verifiable employment- acceptable proof is 3 check stubs or 6 months of bank statements showing direct deposits.

2) Any discrepancies on check stubs will be verified thru employer and falsifications will result in a denial.

3) Social Security and Pensions to be proved by valid documents such as award letters.

4) Any received support will be calculated on the average payment over the last 6 months.


RENTAL HISTORY

1) 12-months of verifiable rental history- First time renters will require additional deposit insurance

THE FOLLOWING WILL RESULT IN AUTOMATIC REJECTION OF APPLICATION:

  • Currently delinquent rent or other amounts due to current landlord
  • Evictions or negative rental history within last 12 months

*No more than one negative rental records or eviction within the last three years will be approved. Additional deposit insurance will be required for all negative rental or eviction records over three years.

First time renters will require a Risk fee.

 


CREDIT

1) Credit history will be reviewed.

2) Guarantors accepted for financial obligation only and must prove income of 4.5x the rent.


ROOMMATES

1) Each occupant must submit an application and qualify separately for criminal, credit, and rental history. Income will be combined for qualifying purposes. Each applicant must allow government id to be photocopied.


CRIMINAL HISTORY

THE FOLLOWING WILL RESULT IN AUTOMATIC REJECTION OF APPLICATION:

  • The conviction of a felony during the last (10) years including deferred adjudications.
  • All felonies of extreme violent nature such as manslaughter or homicide, or of a sexual nature will be denied regardless of age of conviction.
  • Violent, drug-related or theft of property misdemeanors younger than 7 years will be denied.

DISCLAIMER:

The property owner, through its managing agent, will make reasonable efforts to verify information contained on the rental application to determine if the applicant meets the minimum leasing criteria. If information is not available, then the application may not meet all leasing criteria and the application may be refused. The property owner may refuse an application for any reason which is not discriminatory or in violation of law. It is possible that not every resident at this property meets these criteria because many residents lived at this property prior to the installation of these criteria. The property and the management company are diligent in attempting to discover any and all items listed on the criteria. The Property Owner reserves the right to modify its leasing criteria at any time without notice.
